Hot water takes too long

Due to cold pipes and longer heating-up times, it is now happening more frequently that it takes longer for hot water to come on. If more than ten seconds elapse or more than ten liters of cold water run out, tenants can claim a rent reduction of up to ten percent. If the hot water fails completely, a reduction of 15 percent or more is possible.
Draughts through windows
Up to 15% rent reduction
If leaky windows lead to draughts and heat loss in the rooms, the tenant can demand a rent reduction of up to 15 percent. Incidentally, the landlord is always obliged to ensure that the windows are sealed, regardless of the age of the building.
Heating makes noise
Up to 15% rent reduction
If the heating system makes pumping or knocking noises, this entitles you to a rent reduction of up to 15 percent. Please note: The gurgling of heating systems in the apartment does not entitle you to a rent reduction - the reason is usually a lack of ventilation. If the heating fails completely, a rent reduction of up to 70 percent is possible. The amount depends on how cold it gets in the apartment.
Rooms not warm enough
Up to 20% rent reduction
The landlord must ensure a minimum temperature of 20-22 degrees in living areas such as the kitchen, bathroom and living room. Even if the heating system falls short of this temperature by one or two degrees, tenants are entitled to a rent reduction of up to 20 percent. If the heating and hot water fail completely at the same time, a 100 percent reduction is possible for the corresponding period.
Mold forms
Up to 100% rent reduction
Mold in apartments is often caused by incorrect ventilation. However, if construction errors are responsible, the tenant can claim a rent reduction. The amount depends on which rooms are affected and whether the mold poses a health risk. If it occurs in all rooms, a rent reduction of up to 100 percent is possible.
